1920s Georgian Restoration

1920S Georgian Restoration


This 2 storey Georgian style home had been built in the 1920s and very little had been modernized. In 1998, Sakiyama Construction was chosen to work with the homeowners to design and remodel the entire home and bring it into the 21st century.

The scope of this project was all encompassing. All electrical and plumbing systems were rebuilt. Original windows were removed and replaced with traditionally designed double hung sealed units. The family room above was originally a carriage house to which some changes had

been made in the 1960s. Sakiyama Construction gutted the space (above left) and created a traditional library-paneled room (above right). All millwork shown above was designed and crafted by Sakiyama Construction's carpenters in sequence matched cherry paneling and solid cherry wood. Coffered ceiling in cherry wood provided a striking design element and also served to conceal a structural steel beam that Sakiyama Construction had to install. The focal point of the room was the new gas fireplace and cherry wood mantel.

As part of the remodeling, the exterior wall separating the new family room from the kitchen was opened, necessitating a complex transition from the millwork into the renovated kitchen area. New cast iron baseboard heaters were located adjacent to the opening.

1920S Georgian Restoration   Existing kitchen and butler's pantry were gutted (left) and rearranged into a large country style kitchen (above). Windows were replaced and new French doors added. New ceramic tile floor with in-floor radiant heating was installed. Halogen pot lights accentuated the new cherry cabinetry and Corian countertops.

Restoration continued throughout the home as shown in the ceiling cove moulding, panel mouldings, radiator covers, and stair detailing, crafted by Sakiyama Construction.

All lighting fixtures and hardware were removed and refurbished. All walls were drywalled or patched, and painted or wallpapered. All hardwood floors were refinished.

The home contained 5 fireplaces all of which needed refurbishing.

All bathrooms were redone to combine traditional elegance with modern convienence.
