This new home designed by 5468796 Architecture Inc. was built by Sakiyama Construction on a spectacular infill river lot. The original house was demolished to make way for the new home. The new home features a sunken courtyard, built in lap pool, and three bridges. Front and rear entries are framed by a soaring vaulted foyer.
Unique features include 8 foot cantilevered den on the second floor and a rear deck fully enclosed by a remote controlled screen. A large percentage of the rear wall is floor to ceiling windows.

Exterior finishes are a combination of cement board, custom aluminum siding and cedar.

Two storey vaulted foyer (front left, rear right) features custom Paramount windows and doors by Yarrow Sash and Door.

The sunken living room is positioned on an 8 inch structural concrete slab with in-floor hydronic heating (home is heated with 2 geothermal heat pumps).
The ribbon fireplace is surrounded by CNC-milled powder coated aluminum plate and tempered glass.

Dining room side of the unique fireplace features custom cabinets by Legacy Originals complimented by free-standing tempered glass panels and custom fabricated aluminum countertop.

Minimalist kitchen features cabinets by M Concepts and Caesarstone countertops (above and following). Window coverings consist of remote control roll blinds recessed into the ceiling.

The oversized island houses a gas cooktop, concealed dishwasher and undermount sink as well as providing a prep surface and eating counter. The stainless steel European range hood provides both form and function. The floor to ceiling windows create a dramatic frame to the river view. Floors throughout the home with the exception of bathrooms, living and family rooms, are wood grained laminate.

Gallery hallway connects the lower level family room and upper level. It features custom acrylic display shelves.

Staircases are fabricated of CNC-cut structural steel stringers accented by tempered glass railings and solid maple risers and treads (above and following).
The family room located in the lower level features in-floor hydronic heating. Acrylic bookcases extend from lower level to the ceiling of the main level.

An interior bridge spans across the family room joining a rear entry door to the main floor kitchen. Note the bridge crosses in front of the floor to ceiling windows that separate the family room from the sunken courtyard. The bridge railing is also clear tempered plate glass.

Main floor powder room features minimalist walnut millwork and contemporary fixtures. Note the wall mounted faucets within the counter-to-ceiling mirror.

Cabinetry by For Space Sake organizes the mud room adjacent to the attached garage. The counter is solid surface in a dark gray to complement the custom stainless sink and metallic accents (above and following).

Second level hallway windows (right) are floor to ceiling and overlook the courtyard below. Matching doors provide access the adjacent cedar deck. Built-in cabinetry also features full length glass doors (left).

The second floor deck pictured above right is located above the livingroom. It is protected to the north by the 2 storey foyer and to the south by the second storey hallway and den. Custom fabricated railings are located to the east and west. Cedar deck is constructed in removable panels. Overhead are 2 x 12 laminated cedar beams. The door pictured above left, like all doors in the home, is full height (8 feet).
The second floor den has one of the most spectacular views in the house. This room features custom millwork and powdered coated steel shelving.

Full length metal and glass closet doors conceal built in closet millwork by For Space Sake.

This contemporary bathroom includes a large two-person sink as well as a custom tub-shower with tempered glass wall panels.

The separate master bedroom wing features this contemporary ensuite. The generous walk-in shower has tempered glass walls and door. Custom floating vanity (right and following) was built by Legacy Originals cabinetry.
