Contemporary Infill

Sakiyama Construction was chosen by the homeowners to build this contemporary home designed by Syverson Monteyne Architects. The existing home was demolished to make way for this exciting project. The floor plan was designed to make use of a narrow but deep building lot. The front (above left) and west side of the home were clad in select cedar siding framed by aluminum channels. The balance of the exterior was finished in acrylic stucco. Note main floor rear (above right) balcony featured full width remote control retractable screening.


Contemporary Infill

The main entrance foyer located on the west side of the home featured exposed concrete flooring with "floating" bench seating (above right) and stair treads (above left) in maple veneers. All interior doors are solid core maple. The heating system throughout the home consisted of in-floor hydronic radiant heat. There were 12 electronically controlled temperature zones fed by a central high efficiency boiler. A separate cooling and HRV system provided the necessary air-conditioning and air exchange.

Contemporary Infill

The mantra for this home was "simple is difficult". Built in display spaces, recesses for TV and stereo, and minimalist contemporary fireplace were achieved by careful planning and meticulous execution. All large drywall surfaces were floated to an industry standard Level 5, i.e., every square inch of drywall was covered with gypsum compound to be totally flat. All windows including wall to wall (left) were custom made by Paramount Windows in wood metal clad.

Ultramodern kitchen featured automotive lacquered cabinetry by Legacy Cabinets. Island and countertops were surfaced with custom laminate. Note the combination of undercabinet lighting, pot lighting and pendant lighting.

Five foot wide custom stairs were built by Winder Woodworks in Pacific maple. Floors in main living areas were wood grain laminate. Note stair lighting built into the wall below handrails (above right).

Three upper level bedrooms (upper and lower right) were flooded with light from venting skylights and featured sloping cathedral ceilings. Second level balconies at the front and rear of the home featured glass and aluminum railings (lower right).   Contemporary Infill

Main bathroom featured riverstone floor tile accented by custom sliding maple doors with grass-inlaid panels (left). The large walk-in shower (centre) was balanced by a Zen soaking tub (right). Twin basins were set into a custom made maple veneer vanity.

Second floor office area featured work stations illuminated by a full length desk-height horizontal window (above). Built in custom maple cabinetry formed a library wall that lined the upper hallway (right).
