70's style 2-Storey

The owners of this 70’s style 2-storey loved their neighborhood but found that their home (right) was too small to meet the family’s needs.  The solution was to both increase the square footage of the home and redesign part of the existing dwelling to improve its functionality.    Gold Winner Renovation Awards – Additions

Gold Winner Renovation Awards – Additions   W Design Group working with Sakiyama Construction cleverly designed a 1,155 sq ft 2-storey addition to make use of the large pie-shaped yard (left). The renovation/addition was needed to create more family space including a larger kitchen, family area, main floor laundry and new deck. An expanded master bedroom suite was also on the wish list as well as an additional upstairs bedroom to meet the needs of growing children.

The majority of the addition was developed in the rear of the house (above and right). This involved a major transformation of the original 2-storey footprint and elevations (following).

The decision to transform the original compact kitchen (above) into a large kitchen/family area was central to the design solution. The north and west exterior walls of the existing kitchen were removed and opened into the large addition. To achieve this, the walls were replaced by engineered beams supported by a single load-bearing column (following).   Gold Winner Renovation Awards – Additions

Gold Winner Renovation Awards – Additions   This all was worked into a contemporary kitchen design. The new kitchen spreads well beyond the old into the newly added space (left).

Solid granite counters and a huge sitting/working island (so large that two granite slabs had to be scribed together with a high tech water jet) complement the new maple shaker cabinetry (right).   Gold Winner Renovation Awards – Additions

Gold Winner Renovation Awards – Additions   Above was the south-west view of the original kitchen with powder room behind. The following image shows the same area after renovation. New millwork includes large pantry cabinets with walk-in pantry beside. Located off the hall behind is the new main floor laundry.

The new kitchen also includes a casual eating area separate from the large island (above left).  A new hallway connects this area to a spacious rear entry, replacing the old cramped one (above right).  Off this hallway is a new powder room (following) as well as an additional garden door to the cedar deck and wide windows to view the yard.

New sunken rear entrance leads into the existing house hallway. A new main floor laundry room was developed off this hallway (right). Redesign of this area provides spacious mudroom as well as more practical access to the basement.   Gold Winner Renovation Awards – Additions

Gold Winner Renovation Awards – Additions   The existing formal dining room (left) was modernized with contemporary dark maple built-in cabinetry, granite counter and art niche (following two photos). The existing hardwood floors in the dining room and throughout the home were sanded, stained a rich color and refinished.

Original dated staircase with wrought iron railings (above left) was replaced with new custom oak handrails (right and following). Carpet was removed and oak stairs and floors were refinished.

The floor space of the original master bedroom (above left) was enlarged (right) to create a sitting area as well as a walk-in closet.

Renovations– 1980's Contemporary

This custom home built in the 1980's, required major updating. With the design input of Michelle Weibe of W Design Group, Sakiyama Construction rebuilt the major living areas of this home. Changes included flooring, stair case, millwork and all interior trims. In addition, all electrical fixtures and most plumbing fixtures were replaced. Kitchen redesign featured custom built cabinets by Legacy Originals, granite counter tops and custom backsplashes by Carrara Tile, and unique stainless steel detailing.

Original front entry (above left) was given new visual impact (right) by changing exterior and interior doors, lighting and electric radiant-heated ceramic tile flooring.

Gold Winner Renovation Awards – Additions   Contemporary lighting by SuperLite was featured throughout the renovation and brought a modern flair to the home.

The 1980's tiered drywall entry detail (above left) was replaced with simple yet elegant millwork featuring metal-tiled niches (right and following).

Main floor den (above left) was redeveloped into sitting area (right) with new lighting, flooring and wall finishes.

Significant changes were made to the old staircase (above right.) Free standing tempered glass and stainless steel railings (left) replaced the dated wood post and rail system. Stair treads were given new carpet with bamboo risers.

The dated colonial posts (above left) were greatly improved with a solitary clean contemporary maple and stainless steel column (right). All interior doors were replaced with solid core espresso-stained maple ones.

Upper stair landing achieved an open modern look (left) by eliminating the original posts and rails (above right).

Changes to the existing dining room (above) featured new engineered bamboo flooring and suspended track pendant lights (right and following). Dividing wall was relocated and rebuilt to accommodate the new kitchen layout. All cathedral ceiling drywall finishes required refloating to a level 5 tolerance.

2011 Reno Awards Winner – Gold for Whole House   All new custom-built kitchen cabinetry featured espresso stained maple and frosted glass. A large central island included two levels of seating as well as a functional work area with sink, dishwasher and concealed trash/recycling centre.

The bamboo flooring from the dining room was continued into the kitchen to achieve a seamless flow. Suspended curved track lighting also harmonized with that used elsewhere.   2011 Reno Awards Winner – Gold for Whole House

2011 Reno Awards Winner – Gold for Whole House   Custom fabricated stainless steel gave a technical edge in keeping with the new contemporary design of the home.

New gas cooktop with matching stainless range hood was accentuated by a metal tile backsplash. This same tile was employed in the front entry niches as well as in the main floor powder room, maintaining a unified look.

The new millwork (above) worked with the existing bulkhead to provide a clean contemporary look. Existing fireplace was kept and improved with a new slate stackstone surround. Built-in flat-screen TV and stereo completed the redesigned feature wall.

Existing main floor powder room (above) was modernized with a mirror and metal tile wall, new lighting and ceramic tile flooring (left). The floating vanity created a more spacious feeling. Burnt orange walls harmonized with the copper metal tile in the backsplash and bronze-toned glass vessel sink (following).
