This 1,000 sq ft bungalow was too small for the homeowners' growing family. Moving was not an option so they decided to add the space that they
needed. The design they selected involved
converting the existing 1 storey home into a full 2 storey. Sakiyama Construction completely gutted and reconfigured the existing main floor and then added the second level. All main floor walls were built out to allow upgrading of insulation to current standards. Original windows were replaced by triple pane units, also used in the second floor. All plumbing, heating and electrical systems were replaced to meet Code.
New house design included an addition with upper and lower cedar screened porches (almost finished construction in the photo). This structure was supported on piles and included roof lines that tied into the main home. Care was taken to ensure that this structure ultimately could be developed into 4 season living space.
Original stair access to the basement was relocated below the new open stair case that lead to the second storey.
The den (above left) featured a high efficiency wood-burning fireplace. The living room (above right) displayed an open staircase. All main floor rooms had oak trim and hardwood flooring.
The new kitchen featured lacquered contemporary cabinetry with central island and hardwood flooring.
New master bedroom (above) and ensuite (right) were part of the second floor addition.
