Additions
1920s Georgian Addition/Remodel
The owners purchased this home with the intention of remodeling. Working with Sakiyama Construction and architect Glen Klym, the decision was made to convert the existing garage into a family room with a 2 storey addition adjoining. Sakiyama Construction took care to maintain the original style of the home including matching roof lines, windows and stucco finish.
The main floor of the addition contained a kitchen and mud room/entrance, and the upper floor a large bedroom and children's bathroom. Existing main floor plan included a remodeled living room, sun room and library with the old kitchen becoming a laundry room. Existing second floor was developed into large master bedroom, walk-in closet and ensuite, and an additional bedroom. |

The old attached garage was transformed into the family room/sunroom pictured here. A major challenge was to develop this room while providing support for the library above. |

Restoration of the existing living room (left) complimented the newly created kitchen in the addition. Of particular interest was the barrel vaulted ceiling in the latter. The kitchen featured maple cabinetry, granite countertops and ceramic flooring. All plumbing, electrical and heating systems in the home were replaced. |

All existing trimwork was either replaced or restored. The majority of the walls were redrywalled and painted. Floors throughout the home were well worn as seen in the old library (above) and were sanded, stained and refinished (left). |

Original wood staircase had been covered with carpet (above). On removal, it was decided that the stairs could be restored by sanding and refinishing. Note the change in floor plan with rear door opening replaced by hallway wall. |

New child's bedroom featured bay window, contemporary lighting and maple hardwood flooring. |
